Alan Hammerschlag and Scott Spector formed Kodiak in 1994 as a real estate investment firm. Our goal is to acquire commercial real estate, predominantly retail shopping centers, in the Mid-Atlantic region for long-term investment and redevelopment. Since Kodiak’s inception, we have assembled a portfolio of more than thirty properties containing over three million square feet; the majority of these properties are shopping centers. Kodiak’s portfolio also includes: office space, industrial space, and apartment buildings.The retail market in the Mid Atlantic area is considered one of the most desirable real estate investments in the country and one of the most competitive. Over the past few years, the industry has experienced extraordinary changes and challenges. Adapting to these changes and responding to these challenges are central to Kodiak’s mission.The hallmarks of Kodiak’s success are attributed to the principal partners’ technical skills, financial expertise, broad market knowledge, and a “hands on” commitment to projects. We provide comprehensive asset management services to our partners seeking to invest in retail properties and to enhance asset values for disposition at maximum value and minimum cost.

Alan Hammerschlag

Alan Hammerschlag is a Principal and co-founder of Kodiak Properties, L.L.C. as a real estate investment firm with the goal of acquiring retail shopping centers in the Mid-Atlantic region for long term investment and development. Since its inception, Kodiak has acquired a portfolio consisting of shopping centers, office space, and apartment buildings, containing in excess of three million square feet. During the last 20 years, Mr. Hammerschlag has been a major participator in the purchase of more than 26 shopping centers, urban fill-in properties and apartment properties. Mr. Hammerschlag’s specialty has been the acquisition, stabilization of, and turnaround of troubled properties, and the financing and refinancing of properties. His responsibilities as an asset manager includes overseeing the management and construction of the shopping centers included in Kodiak’s portfolio.

Mr. Hammerschlag’s 25 years of experience has included many aspects of the commercial real estate business, from lending to work outs and acquisitions of properties and project financing. Mr. Hammerschlag was Senior Vice President of Commercial Real Estate for Standard Federal Savings Association in Gaithersburg, MD. He was in charge of the lending department for over 18 years. In this capacity, his department originated close to $1 billion in commercial real estate loans. Mr. Hammerschlag has also been involved with acquisition and financing numerous office buildings and apartments for Demar, Inc., a real estate development company headquartered in Gaithersburg, MD.

Mr. Hammerschlag’s professional involvements include membership in the International Council of Shopping Centers (ICSC).

Scott Spector

Scott Spector is a Principal and Co-founder of Kodiak Properties, L.L.C., a firm specializing in the acquisition of retail centers for investment throughout the Mid-Atlantic region, and a Partner in Spectrum Properties, with a combined portfolio comprised of 31 retail centers. Mr. Spector is also the principal and founder of SPMC Urban Properties, company he recently created to buy properties in the District of Columbia, enhance their value, and ultimately sell. SPMC currently has eight (8) properties in its portfolio and is envisioned to ultimately have forty (40) over the next ten (10) years.

Prior to forming Kodiak Properties twenty (20) years ago, Mr. Spector was Principal and Co-Founder of Prime Core Realty Advisors, Inc., a full service real estate advisory firm.

Mr. Spector is heavily involved in his community. He is a trustee of the Phillips Collection and serves on the executive committee, as well as a board member of Miriams’ Kitchen. Mr. Spector graduated from Cornell University in 1977.
